Cash flowing Duplex

There are always ups and downs when it comes to real estate transactions. If you are buying an income producing property, always work with an investor friendly agent. We recently helped a good friend purchase his 15th rental property. We got our offer in on the first day and offered favorable terms to get it accepted. Knowing your numbers and what you can make work is key when trying to lock up a property in this market.

We negotiated every step of the way up until the day of closing to get our client the best price and best return on his investment. He had contractors and painters lined up and in the property within an hour of closing. After a couple of days of renovations, our client had a list of renters wanting to move in. The faster you go from the closing table to getting tenants moved in is the faster you will be putting money in your pocket.

We love working with investor clients because we know when the numbers work versus when they don’t. We are not going to send our clients 10 properties to look at on the first day. We like to get a good understanding of what type of investor they are and what return or cash flow our clients are looking for. That way when we do find a property that fits one of our clients, we immediately think of them.
