Understanding what the two sides need and want gives our clients added benefit and helps close the deal. The most important part is paying attention to our client and completely grasping what they want or need. We have been the buyer, the seller, the agent, and the developer, and by being on all sides, we have found more tools to help our clients.
CONSULTING
The MASSEY BROKERAGE LLC offers land/property owners knowledge and experience with how to get the best use of the property. We own and deal with our own property and have been the developer, landowner, broker, seller, and buyer of land. We can utilize our insight and experience to instruct our clients on the profitability of their property, possessions, or possibilities. We look at things like: the neighborhood market where the land is, the state of the economy, patterns in land, zoning, water and sewer capacity, and the overall worth of the asset in question. Massey Brokerage LLC can help an owner make an informed decision and then we can go from there.
DEVELOPMENT
The MASSEY BROKERAGE LLC has worked with various developments including senior living homes and communities, neighborhood developments, and retail projects. Understanding the different municipalities processes are proving to be the most challenging task of development. We like to use different engineers and service providers that specialize in each municipality. We can put forth as much contribution as the client deems necessary. The fee we charge is dependent on what all the client is asking us to help with, but you will always know upfront and it will be built into the project cost. Some of the things we can offer are: site search and analysis, rezoning, concept plans, municipality approved site plan, underground utilities and infrastructure, competitive site work pricing and negotiation, proformas, final plat, and overall project oversight.
